Most of the properties that I stage are vacant, meaning that the homeowners have already moved out or that they’re new construction homes that will serve as models.

Every once in a while, though, an occupied home crosses my stage.

Occupied homes present an entirely different set of challenges than vacant homes do. Generally, the window of time that the home is staged is shorter, you’re working with the homeowner’s own furniture, and of course, you have other people to be thoughtful of because they’re living there!

This modern Devon home sits on an acre of lush foliage, and it really feels like a refuge from the world on the inside.

It’s also naturally well-lit, which is exciting for any staging project. Just check out this view through the kitchen window!

Since this project was an occupied home, we used some of the family’s furniture and complemented it with some from our inventory. I really enjoyed staging this family’s home for sale, not just because the home is magazine-worthy beautiful, but because the family was delightful to work with. They’re moving to Taiwan and I wish them all the best on their new adventure!

421 Conestoga Road, Berwyn, PA

When I first set eyes on this historic home, my brain immediately started stitching together the different directions I could take its design. 421 Conestoga Road was built in 1870, and much of the 6-bedroom home still retains its historic features.

Some components though, like the beautiful and bright farmhouse kitchen, have recently been renovated. I knew that marrying those two sides in a way that felt natural would be a challenge.

The home served as a great canvas with its hardwood floors, tall ceilings, and truly remarkable amounts of natural lighting. With all of that natural beauty, I knew that I wanted to highlight its character in a way that felt authentic.
